House Selections Budget

When building a new home the first thing most people sort out first is their budget. What you don’t realise is how many small things come into building a new home that you don’t budget for and may come as a shock that it is not included in a builder’s base price.

When we started the process with McDonald Jones we were sent a price list of all house designs that they currently offer. These house prices I assumed that everything was included such as site costs, flooring, flyscreens, window furnishings etc....WRONG. This was the BASE price of their floor plans, no site costs at all let alone main area flooring.

Site costs alone can be anywhere from $20,000 to $100,000, you really won’t know for sure until your site is surveyed, contours have been completed and a soil test has been carried out as this will determine the type of class slab you will require, where your house will sit on your land and whether cut and fill is required just to name a few.

So thats site costs out of out of the way but what about internal choices? It’s so much fun thinking about all of the colours and fixtures you want in your brand new home however many things with project builder’s are upgrades and those upgrades add up quickly!

I created a House Selections Budget Spreadsheet to not only help us with our budget for our colours and electrical appointments but also to record what colours and fixtures we want to choose.

My spreadsheet is super easy to use and adds up everything at the bottom as you go PLUS if you enter in your budget amount at the top it will calculate how much your selections have come out of your budget and show you how much you have left. We found this SUPER helpful on the day of our appointments and breezed through with little fear of what the end price would be (Not going to lie there was a little bit of fear but that was because there were small things like grout colour that we didn’t budget as being an upgrade!)
